If you’re anything like me, the first warm day of late winter has you standing at the window, coffee in hand, mentally tallying everything you want to tackle once the snow melts. There’s something about the shift in seasons that wakes up that nesting instinct. Honestly, I think it’s one of the best feelings there is.
But here’s the thing I’ve learned after decades of homeownership: seasonal home maintenance works best when it’s not reactive. Having a water heater replaced in January or realizing your gutters are clogged in the middle of a November rainstorm is just no fun at all. Trust me, we’ve been there.
That’s why I put together this complete seasonal home maintenance checklist that is broken out by season, manageable in small chunks, and designed to help you feel on top of things rather than behind. And yes, there’s a free printable version in my resource library that you can print out.
Keeping a well-maintained home doesn’t require a contractor on speed dial or a bottomless budget. It just requires a little rhythm.

Why a Seasonal Home Maintenance Schedule Actually Works
The secret to a well-maintained home isn’t one giant annual overhaul; it’s spreading the work across the year so nothing falls through the cracks. When you organize your tasks by season, you’re also aligning your maintenance with when it matters most. Checking your AC before summer hits. Inspecting your roof before the first hard freeze. Getting ahead of pests before they get ahead of you.
Think of it as giving your home a little love four times a year. This plan is totally doable, and your future self will thank you.

🌷Spring Home Maintenance Checklist
Spring is the big one for our home! I’m all about “spring cleaning,” and for good reason. After a long winter, your home has been through a lot. This is your chance to assess any damage, open things up, and get systems ready for warmer weather.
HVAC & Air Quality
- Schedule your annual AC tune-up before the summer rush (HVAC companies book up fast!)
- Replace your furnace filter, especially if you haven’t done it all winter; now is definitely the time
- Clean out your outside dryer vent opening (a clogged vent is a serious fire hazard, so don’t skip this)
Gutters & Roof
- Clean gutters and downspouts after winter debris and seed pods have fallen
- Walk your property and look up to check for missing, lifted, or damaged shingles.
- Make sure downspouts are directing water away from your foundation
Windows & Doors
- Wash windows inside and out (hello, sunshine!)
- Inspect caulking and weatherstripping around windows and doors; replace anything cracked or shrinking
- Check window screens for tears and replace them before the bugs arrive. If you can take your screens out of the windows, they can use a hosing off.
Plumbing
- If you winterized any outdoor faucets, after the last freeze date, it’s time to turn them back on and check for leaks
- Inspect under sinks for any slow drips that develop over winter
- Check caulk around tubs and sinks and replace if cracked or moldy
- Check your water heater for signs of rust or mineral buildup around the base
Pest Control
- Do a perimeter walk and look for cracks in your foundation, gaps around pipes, or spots where critters could sneak in
- Check your windows and screens for bee, wasp, or spider nests
- Consider a preventative treatment if ants, mice, or other pests have been an issue in past years.

☀️ Summer Home Maintenance Checklist
Summer is about staying comfortable and keeping an eye on the systems working hardest in the heat. It’s also a great time to tackle outdoor projects while the weather is on your side.
HVAC
- Check your AC filter mid-season and replace if needed (every 60-90 days is a good rule of thumb)
- Keep the area around your outdoor AC unit clear of grass, debris, and overgrowth
Gutters & Roof
- Do a mid-summer check after any major storms and look for lifted shingles or debris buildup in gutters
- Inspect any flashing around chimneys, skylights, or vents
Appliances
- Clean your refrigerator coils (underneath or behind—check your owner’s manual) to keep it running efficiently.
- Run a cleaning cycle on your dishwasher and washing machine
- Inspect your oven hood filter and clean or replace it
Windows & Door
- Check that all your windows and doors are sealing properly; after all, you’re paying dearly for that cool air!
- Lubricate door hinges and sliding door tracks
Plumbing
- Check your outdoor hoses and connectors for leaks
- If you have a sump pump, test it, as summer storms can be intense

🍂 Fall Home Maintenance Checklist
Fall is also a critical time. This is your last chance to button things up before the cold sets in, and it’s honestly my favorite season to tackle maintenance because the urgency makes the to-do list feel so satisfying to check off.
HVAC & Heating
- Schedule your furnace inspection and tune-up. Again, do this early in the fall before everyone else has been scheduled before you.
- Replace the furnace filter.
- If you have a fireplace, have the chimney inspected and cleaned before you light that first fire
Gutters & Roof
- Clean gutters after the leaves have fallen (late October/early November for zone 5b folks like me)
- Check the roof one more time before winter arrives
- Make sure attic ventilation is clear to prevent ice dams
Windows & Doors
- Add or replace weatherstripping before the cold hits
- Apply fresh caulk around any drafty windows
- Cover AC unit—Take out window AC units and store
Plumbing
- Disconnect and drain garden hoses. Leaving them connected is the #1 cause of frozen outdoor pipes.
- Shut off and winterize outdoor faucets
- Know where your main water shutoff is, just in case
Pest Control
- As temperatures drop, mice and other pests are searching for a warm place. Seal up any gaps around pipes, vents, and the foundation.
- Check your attic and basement for signs of activity

❄️ Winter Home Maintenance Checklist
Winter maintenance is less about big projects and more about staying vigilant. You’re monitoring, protecting, and keeping systems running safely during the most stressful season for your home.
HVAC
- Check your furnace filter monthly in heavy-use months
- Keep vents and registers clear of furniture and rugs for proper airflow
- Make sure your carbon monoxide detectors are working. Furnace season is CO season.
- Change the batteries on both your fire detectors and carbon monoxide detectors
Plumbing
- Know the warning signs of frozen pipes: reduced water pressure, frost on pipes, and strange smells.
- Keep cabinet doors under sinks open during deep freezes to let warm air circulate. You can also let a small drip come from the faucet.
- If you leave for any extended time, don’t let your thermostat drop below 55℉
Gutters & Roof
- Watch for ice dams forming at your roofline after heavy snowfall
- Keep an eye on heavy snow accumulation on the roof. A roof rake is a worthwhile investment.
Appliances
- Check the seal on your refrigerator and freezer doors. Cold air from outside can make them work overtime.
Pest Control
- Continue monitoring for mouse activity, especially after a hard freeze pushes them indoors
- Check your garage and basement regularly

Some home maintenance doesn’t wait for a season. These small but mighty tasks take just minutes and prevent some surprisingly costly problems down the road.
Laundry Room
- Clean the lint screen in your dryer after every single load, no exceptions. It takes five seconds, and it matters.
- Once a month, deep clean the lint trap housing with a vacuum and a narrow attachment to pull out the buildup your screen misses.
Bathrooms
- Clear the drain traps in your shower, tub, and sinks monthly. Hair and soap buildup is the number one cause of slow drains, and catching it early saves you from a much bigger clog later.
